While it’s of course possible to sell a house without the help of an agent, many people don’t have the expertise that real estate professionals can offer. A good real estate agent knows how to sell homes in up and down markets. He or she knows how to represent a home by highlighting its good points and de-emphasizing some of its lesser features. There are some realty companies in New Haven, CT for example, who can be helpful when it comes time to put up a home for sale. Wherever one is looking to sell a home, an experienced real estate agent can help streamline the process.

One of the main advantages to having a real estate agent sell a home is they have access to the multiple listings service, or MLS. By placing a home on this service it will get more exposure than if a homeowner advertised it in the newspaper or a few classified ad sites. Today the services of a real estate agent extend to listing homes on the Internet on sites like Realtor.com and Trulia.com. These and similar real estate listing sites provide a homeowner with maximum reach to audiences in their state and across the country.

Another important reason to hire a realty company to sell a home is that real estate agents know how to best represent a home. For example, when selling a home, homeowners are required to fill out a condition report that they pledge represents the true condition of the home to the best of their knowledge. An experienced real estate agent will advise homeowners to take the opportunity to not only note all the areas where the home may need repairs, but also describe all of the recent upgrades to the home. So if a home had a few episodes of basement flooding, then it’s a good idea to mention that a new sump pump was recently installed to combat that problem. If a leaky roof caused some drywall damage during a storm, it is a good idea to discuss all the efforts taken to remediate the situation and if any special materials were used in the repairs, such as metal roofing materials.

Often homeowners will set an unrealistically high price and their home will sit on the market for months. One of the key benefits that a real estate agent can provide is setting a realistic price for the house. It can be frustrating to have people show interest in a property then have them walk away saying ‘too expensive’. By reviewing the price for comparable properties in the area the agent will know what price to set and also when to advise the seller to adjust the price a bit if it might help with negotiations. Sometimes an owner will set the price too low and not realize that their market is one that is seller-friendly. An agent can help them set the price to be in line with similar properties in the neighborhood. A good agent can help ensure that the buyer gets the most for their property and will help close the sale in the shortest time possible.
