State Highway 87 or Bannerghatta Road as its better known today is a 50 km long arterial road in Bangalore that links localities like Anekal, Bannerghatta and Jigani. Starting from Adugodi close to Hosur Road, the road continues till Anekal taluk thereby connecting all the smaller localities around the stretch. Intersecting all major roads, the stretch enjoys great connectivity. Private buses and BMTC (Bangalore Metropolitan Transport Corporation) improves intercity network.

The stretch is fast becoming a major residential catchment area and is attracting many families and retired personnels. Another factor that is pushing the realty demand further is the Bannerghatta National Park. The 100 km park not only offers residents a green space but also gives them a leisurely spot where they could relax. Although garbage disposal and traffic congestions are two major reasons that are worrying residents here. However, land for sale in Bannerghatta Road is now being purchased by many real estate developers who are creating many residential spaces.

Cited to be one of the most sought after arterial road, the boulevard has attracted many major developers to create both commercial and residential spaces. Its the fastest growing suburb and has become a hub for many IT/ITes companies. Renowned educational institutions along with malls and cinema theaters dot the commercial space. Real estate developers are now cashing on this rapid urbanisation and are buying large industrial plots in Bannerghatta Road to build state of the art office spaces. Due to its close proximity to many IT parks and SEZs (Special Economic Zones), the stretch is attracting a major portion of the floating population. Neighbouring localities like Dairy Circle, Gottigere and Jigani have flourished tremendously. Working professionals are now looking to rent residential homes and these localities have witnessed a 30% hike in terms of rental returns. While properties for rent in 2013 recorded a rent of Rs 26 per square feet, the following the prices hiked to Rs 30 per square feet, making the market ideal for investors.

As far as the connectivity is concerned, the Namma Metro line connecting Gottigere to Nagavara through IIM_ Bangalore will reduce traffic bottlenecks. Apart from this the road is well networked to Hosur Road- thereby creating an easy access to Tamil Nadu. The highway is also well linked to all the major localities of the city such as MICO Layout, Jayanagar, Dollars Colony, Anekal, Gottigere and Arekere Gate. Local autorickshaw and BMTC buses help improve intercity connectivity. While the Kempagowda International Airport is about 45 km away, the Bangalore City Junction Station is just 15 km away. Investors and property seeker are now buying land for sale in Bannerghatta Road as the property prices for plots have dipped from being Rs 3,600 per square feet in the year 2013 to 3,450 per square feet in the year 2014.
